Welcome to your apartment and to AB Nynäshamnsbostäder! We are happy to have you as our guest and we hope you will enjoy your living.


Show respect to your neighbours


It is your obligation to show respect to your neighbours. You live in a house with many tenants around you. Naturally, you and your family should be able to move around normally in the flat without worrying about complains, but between 10.00 p.m and 7.00 a.m you should show special consideration.


Pay your rent on time


It is important that you pay your rent in advance. At the latest the last weekday before the first of the month. If you don´t pay your rent in time, you risk losing your contract. It is possible to have your rent withdrawn via autogiro, that is automatically from your bank account. Or you can pay via an electronic invoice.

Keep control of your keys


When you move in you will receive a number of keys to your flat. These keys are marked with specific numbers and they give you access to the street door, to your flat and to the laundry room.You are responsible for keeping track of these keys and they shall be treated as valuables. If a key is missing when you move out, you will be debited for a new lock. Contact us if you would like an extra key.


Take care of your apartment


You are responsible for the care of your apartment. These are examples of things you need to do regularly that is your responsibility:



  • Defrost the freezer and refrigerator

    Clean the kitchen drain

  • Clean the vents

  • Changing light bulbs

  • Changing plugs and fuses

  • Change the fire detector battery

  • Cleaning the drain





    Contact us if there are problems with:



  • Electric installations

  • Water

  • Damages on doors and windows

  • Leaking toilets


Notice!


You are obliged to contact us as soon as possible if any fault or damage occurs in your flat, before the problem gets worse. If you neglect this, you may have to pay for the damages yourselves.


Changes in your flat


You are allowed to paint and put up new wallpaper at your own expense without our permission. But it needs to be done in a professional manner and not using extreme colours or patterns. If your work is considered unacceptable you may have to pay compensation.


A few rules about pets


You are allowed to have pets in your flat but remember to show respect to your neighbours. Some people are allergic or even afraid so therefore we ask you to think about the following:



Never leave your animal unattended.



Always keep dogs in leashes within the housing area.


Ensure that your pets does not dirty the area. especially the childrens playgrounds.


 


Household garbage



  • Do not leave household garbage outside the apartment door or in the entrance area.



A few more things to think about



  • Clean the laundry room after usage.

  • Do not shake out bedclothes or carpets throughout the window or balcony.

  • Use the litter boxes in the outdoor area.

  • Do not feed birds

  • Do not block the stairs or emergency exits


Moving out


When you want to move out, you always have to give notice in writing. The period of notice is three months and begins on the first of the month after the written notice has been received. Return all keys, including copies you may have made. Keys must be handed in no later than 12.00 am the first weekday after your contract has expired.


The flat must be in a good condition when you move out. Clean the flat thoroughly, as the next tenant should be able to move in without having to do any further cleaning. All the spaces belonging to the flat must be cleaned. This includes the balcony, the storage room and the garage.


If the cleaning is done poorly you may have to pay afterwards.


Things to think about before you move out



  • Arrange for a change of address

  • To receive post to your new address, it is important to do this in good time, at least five work days before the move

  • Report your move to the electricity and telephone companies and to your internet or broadband provider.

  • Give notice regarding your garage or/and parking space.
